Determining the market value of a real estate asset is a meticulous process that must safeguard the interests of bidders, buyers, and sellers alike, regardless of the method used. Setting the price of a home or property is a significant responsibility. As a real estate advisor, your clients will often ask for your help in pricing their property; for this reason, we will share 3 methods to establish its market value.

Regardless of the valuation method chosen, the price will always depend on various variables linked to both the physical condition of the property and market dynamics, including:

  • Physical Condition: Total square footage, built-up area, finishes, utilities, remaining useful life, etc.
  • Property Use: It is essential to know the intended use—whether it is for commercial or residential purposes.
  • Socioeconomic Level of the Location: This serves as a price differential relative to market trends.
  • Opportunity Rate: Linked to the Return on Investment (ROI) based on future property appreciation or rental income.

Methods for Assigning Property Value

1. Government Statistics and Price Indexes

This refers to using data from national cadastral (land registry) offices, where sales prices for each type of property can be observed. Based on these records, it is possible to conduct a price-per-square-meter analysis depending on the zone and property type, such as:

  • Houses
  • Buildings
  • Commercial Premises
  • Land/Lots
  • Offices

You can also verify pricing through national banks and lending institutions by referencing mortgage amounts for properties with similar characteristics and locations.

2. The Case-Shiller Index Method

Commonly used for older or pre-owned properties, this method involves reviewing the sales price of the same property across different time periods. This allows for the identification of fluctuations on an individual and specific level for that asset.

To ensure accuracy, this method should be supplemented with others, such as the Jan de Haan Valuation Method, where the price is established using indexes provided by statistical authorities. Alternatively, you can use the Stratification Method, which takes a sample of properties in a specific market segment to obtain an average sales price per square meter.



3. Metadata and Digital Resources

Just as there are organizations dedicated to the real estate market, there are also platforms that track global and local market dynamics through the high volume and quality of metadata stored in their databases.

The data collected by these platforms is sourced from cadastral registries and lending entities. You can also conduct research on various real estate portals to find comparable properties in the area; this will save you time and energy.

Assigning a fair price for all parties involved in the transaction is key to ensuring the property sells quickly. On the other hand, you may also consider the value indicated in the tax assessment (cadastral appraisal). While this value is typically below the market price, it serves as an excellent initial point of reference.
